To mark their achievement in winning a national property award for a fourth successive year, branch manager Lisa Preston of Teesside estate agents Hunters has compiled 10 tips to help increase the value of your home.
1. Paint a picture
Most buyers want a home that’s ready to move into, so redecorating is a must. A good coat of magnolia paint will make the house seem fresh, clean and bright. Tastes vary so much, it’s safer to go neutral.
2. Double the bubbles
The number of en-suites or bath/shower rooms are often key factors for potential buyers. Installing an en-suite or wet room, even in a small space, is a sure fire way to increase the appeal of your property.
3. Bathroom boost
Tap into a real winner by upgrading your bathroom. A new bathroom that needs no work can be a prized asset.
4. Cook up a winner
A great way to achieve your asking price when selling your home is a kitchen that wows. Making the modern hub of the home both modern and open-plan will give potential buyers plenty of food for thought.
5. Liven up the landscape
Many potential buyers have green fingers, so an attractive garden with plenty of flower power can make all the difference when it comes to clinching the deal.
6. Tell them about it
If your home is located close to a school, train station, bars or the countryside, emphasise it. Location, location, location really is a crucial consideration for most home-buyers.
7. Kerb appeal
Give external doors and paintwork a good clean or, if necessary, a lick of paint.
8. The heat is on
In a recent survey by Gocompare.com Mortgages, the top 4 property ‘must-haves’ were central heating (79%), double glazing (74%), a garden (71%) and secure doors and windows (70%)
9. Lofty ambitions
Expanding into the roof space could turn your three-bed into a four-bed and open up your property to a host of a new buyers with bigger budgets. Always ask for expert advice on planning and building regulations.
10. Build an extension
An extension may be a costly outlay but expanding the living area can also increase the value of your home by up to 20%.
