Work has begun to prepare the way for the first exclusive community of luxury self-build homes planned for the pioneering Wynyard Park development.

Manorside, comprising 27 exclusive self-build plots, is seen as a major step forward as Wynyard Park continues to develop high-quality housing after delivering phase one of its vision, the highly successful business park that has brought 2,000 jobs to the area.

The impressive self-build scheme, which has fully sold out from plan, will be shortly followed by further self-build developments which have already proven to be just as popular – with the early phases of these also selling out from plan.

The Manorside development is in addition to the high quality housing offering by several of the region’s leading housebuilders.

The 27 Manorside plots range from 0.21 acres to 0.55 acres in size and were eagerly snapped up by a wide range of people who share a vision of building their own ideal homes.

Stokesley firm HMH Civils is now putting in the infrastructure of roads, drainage and services after winning a six-month contract worth more than £1m. Further significant expenditure on infrastructure in areas of the estate being developed by house builders is also taking place.

Overall investment in the self-build scheme, including the building of the homes, will run into tens of millions of pounds, creating a mini jobs boom for local construction companies and tradespeople. Local authorities will also receive significant windfalls by way of section 106 agreements.

Each development will have its own gated entrance and unique character and is being designed to blend seamlessly into the woodland and undulating landscape of Wynyard Park.

Although offering a privileged position, the plots also offer access to the wide range of amenities already at Wynyard Park and those planned for the near future, including a new school, retail, leisure and a range of health facilities.

“Self-build offers buyers individuality, quality and value for money, which is why this first phase has sold out from plan,” said Wynyard Park development director Matt Johnson, pictured (above) with HMH Civils director John Hughes.

“It enables people to create the home of their dreams using materials and workmanship of their choice, which is economically attractive and enables buyers to add substantial equity to their initial investment.

“Manorside is set in a unique environment that brings a combination of seclusion and privacy together with convenient access to facilities and nearby towns and cities. Buyers also appreciate the quality and meticulous attention to detail we have insisted on throughout Wynyard Park from the very beginning.”

Wynyard Park’s self-build communities are being described as a once-in-a-generation opportunity in our region, offering the freedom for variety, innovation and self-expression.
