Former furniture store transformed into perfect HQ

A former furniture store is set to bring a North-East firm to the top table after commercial property specialists Mandale refurbished premises they describe as “the best industrial unit and office space on Portrack”.

Mandale have brought Pennine House – the former home of Race for Furniture – to market after investing a six-figure fee in its complete refurbishment.

Joe Darragh, Mandale’s head of property development, believes the industrial warehousing premises offer the perfect head office or distribution facility for a thriving engineering firm, builders’ or plumbing merchant, fabrication or plant hire centre.

“It’s an ideal head office for local firm,” said Darragh. “Keeping in mind the quality of the facility we’ve created and the fantastic location, we envisage it being a distribution centre or builders’ merchant.

“Portrack is renowned for retail, of course, but it’s also a real centre for builders’ merchants and heavy usage. Pennine House would be perfect for a firm that distributes throughout the region because the close proximity to the A19 gives you such easy access to Newcastle, Darlington, Leeds and beyond.”

“The building looks like new after much refurbishment work. We stripped it back to the bones, created a big unit at the front, a large yard in the centre and a storage facility and car parking at the back. At the same time, all of the offices have been refurbished to an incredibly high standard – they look smart and trendy.”

The renovated two-storey unit is situated on Pennine Way on Portrack’s North Tees Industrial Estate, facing Mandale’s own state-of-the-art HQ, which the company itself refurbished. Next door to Mandale is Rinus Roofing, who lease their building from the property specialist.

“Anyone interested in Pennine House is very welcome to take a look around Mandale House too,” said Darragh. “It will give them a good idea of the massive potential it has.

“We carried out a similar full-scale renovation on our next-door-neighbour, Rinus Roofing. Their building is part of a former Budget Windows unit. We worked on it two years ago, at the same time as Mandale’s and both look absolutely amazing.

“We helped Rinus create their head office facility and any company who takes a look inside won’t be disappointed with the quality. Like Mandale’s own HQ, it’s second to none.”

Completely re-clad and re-roofed, Pennine House comprises a ground floor of 10,750 sq ft, featuring store rooms, opening out into a warehouse, lobby, toilets and a 1,200 sq ft kitchen and mess room for warehouse staff.

Upstairs covering 4,500 sq ft is a main open plan office, a meeting room and further toilets with a 1,400 sq ft kitchen. At the rear is a second unit of 4,500 sq ft and a yard measuring 5,600 sq ft.
