Why Mandale Park has attracted the SAS

The SAS have arrived at an industrial estate owned by Tees-based property specialists Mandale – but there’s no need for alarm unless you’re a business at risk of missing out on the high-quality warehouse units.

The modern industrial units on Durham’s well-established Belmont Industrial Estate have seen a series of sign-ups from a diverse range of businesses.

They are being leased by Tees-based property specialists Mandale, with a distribution centre, a pallet truck manufacturer and food distributor among those to have moved in.

Among the latest to move in are SAS Autoparts who are part of the Parts Alliance, one of the UK’s leading suppliers of automotive parts.

And such is the flexibility of the units that the latest to move in is national charity Age UK, who have opened a 5,000 sq ft warehousing and retail unit.

Other recent arrivals include Plumbing and Heating Supplies.

Mandale property specialist Joe Darragh believes the diverse range of organisations moving onto the site are proof of the flexibility of the units.

“These are incredibly high-quality units in the best possible location,” said Joe. “Companies who come and take a look are generally blown away with the offering.

“We let seven units within the development’s first phase in no time at all. Now those within Phase Two are being quickly snapped up.

“We weren’t expecting to do business with an organisation like Age UK but they’ve created themselves a very impressive showroom and retail area selling everything from clothing and crockery to three-piece suits and dining room tables. It’s really top notch, made possible by our high-spec

“Nearby, SAS Autoparts, a major player in the industry, have moved into a similar sized unit, while Plumbing and Heating Supplies are carrying out a fantastic fit-out on what will be a phenomenal showroom.”

“All of those who’ve moved in Mandale Park are impressed with the sheer quality of the industrial estate and its facilities.

“Then when they consider the easy access to the motorways, it’s an easy decision. It’s absolutely perfect as a distribution hub because it’s no more than 20 minutes’ drive from either Darlington or Newcastle.

Just five units of various sizes remain available within Mandale Park’s second phase.

They can be delivered to suit individual fit-out requirements, both internally and externally, while loading facilities, office accommodation, external circulation and yard areas can be tailored to suit occupier requirements.

The units also feature:
• Extensive yard areas
• Minimum 7m eaves
• Bespoke fit-outs available
• Excellent access to A1(M) via Junction 62
• Substantial power supplies available
• A basement unit is also available, ideal for new cars or a general storage facility for the retail industry. Suitable for 288 vehicles.
