High quality homes plan for Middlehaven

Proposals to build nearly 100 high quality homes inspired by Middlesbrough’s digital growth – with a nod to the town’s origins – have been put forward.

The Boho residential development will take place on land between Gosford Street and Feversham Street, ‘over the border’ and a stone’s throw from the Old Town Hall.

If approved by Middlesbrough Council’s Executive, it will comprise 90 new homes built across 1.25 acres opposite the site of the town’s exciting Boho X development.

A report recommending the plans says the new homes would complement Boho X and support the implementation of the town’s DigitalCity masterplan by providing high quality homes for employees.

With the area being where Middlesbrough as a town started, Historic England has identified that the development should have regard for the historic gridiron pattern of the area.

As a consequence, schemes in this location will be expected to have a strong street frontage presence, with a strong definition to streets and the gridiron street pattern with high quality public realm surroundings.

Middlesbrough mayor Andy Preston said: “Middlesbrough has a massive opportunity to do something really special here.

“Middlesbrough’s new and boundless ambition is creating new jobs and brilliant futures – the amazing Boho X will push that on even further.

“By tying new residential developments over the border to the rapid growth in digital jobs and offices, we can start making a real success here in the oldest part of town.”

The council’s Executive is asked to approve the allocation of £2m grant funding from the Towns Fund, which would be available to prospective developers as a subsidy on a per unit basis and that the process to market and disposal of the council’s freehold interest in the land begins.

The council is working towards the mayor’s ambition to attract an additional 4,000 people to live in the town centre in the next ten years.

In March 2020, the Executive approved the Boho Next Generation: Creating The DigitalCity report, which set out the plans for the delivery of Boho X, which forms the first phase of a wider vision/master plan for the DigitalCity campus, encompassing a much wider opportunity that could provide up to £250m of business and residential development.

The report outlined that the Boho X scheme will form part of a much wider vision for the development of a wider DigitalCIty campus, incorporating much of the former St Hilda’s area.

The total development value could amount to £250m of investment comprising extensive new workspace, residential development and an urban farm. It will also include the renovation of the key heritage assets of the Old Town Hall and the former Captain Cook public house, Middlesbrough’s oldest intact pub.

It was reported that, while the initial phase focused on the development of the business workspace, the masterplan allowed for substantial residential opportunities.
